Birsen's passion for helping people is evident in her career choice and her personal life. She lives with her beloved Labrador, Milo, and cherishes spending time with her large family, which includes three siblings and six nieces and nephews. While she initially aspired to work in child psychology, her journey led her to the dynamic world of real estate, where she found her true calling. Products
FHA
A type of mortgage insured by the Federal Housing Administration. FHA loans are popular among first-time homebuyers because they require lower minimum down payments and credit scores than many conventional loans.
Conventional
A conventional loan is a type of mortgage that is not insured or guaranteed by any government agency, such as the Federal Housing Administration (FHA), the Department of Veterans Affairs (VA), or the Department of Agriculture (USDA).
VA
A VA loan is a type of mortgage loan guaranteed by the U.S. Department of Veterans Affairs (VA) and is available to eligible veterans, active-duty service members, and certain members of the National Guard and Reserves.
USDA
A mortgage loan designed to help low-to-moderate income households purchase homes in eligible rural areas. It is also known as a USDA Rural Development Guaranteed Housing Loan Program.
DSCR
A mortgage that is approved based on the property’s income potential rather than the borrower’s personal income. The focus is on the Debt Service Coverage Ratio, which measures the property’s ability to generate enough income to cover its debt payments.
Foreign National Loans
A mortgage specifically tailored for foreign nationals who do not have a Social Security Number (SSN) or established U.S. credit history. These loans enable non-U.S. citizens to invest in real estate within the United States.
Non-QM Products for Self employed
A type of loan that does not conform to the standard underwriting guidelines of the Consumer Financial Protection Bureau (CFPB), particularly the Ability-to-Repay (ATR) rule. These loans are designed to provide more flexible qualification criteria.
